Why it matters

Improper service is the #1 reason LTB applications are dismissed

Wrong method = invalid notice

The Residential Tenancies Act specifies exactly how each notice must be delivered. Handing an N4 to a neighbour or leaving it in a mailbox without following the rules can void the entire notice — forcing you to start over and wait again.

Notice periods must be exact

An N12 served one day too early requires a fresh notice and another 60-day wait. We count the days correctly and serve on the right date — every time.
